Rules and Regulations for the Use and Enjoyment

of Community Areas and Facilities by

LakeLand Village Property Owners

The community areas and facilities include those areas designated on plat maps of the development. Specifically, they are:

Anderson Lake

Community Beach

Picnic and Playground Areas

Boat Launch and Storage

Sport Court

Restrooms at Community Beach

The double tennis courts, golf course, and clubhouse facilities are developer owned and subject to their rules and regulations for usage.

Community areas and facilities are intended for the sole use of Community Club members in good standing and their guests. Annual dues must be maintained in a current status in order for a member to be in good standing. A member is any lot owner and immediate family members, in a dependent status, who reside with the member.

A guest of any member who is using any of the areas or facilities listed above must be accompanied at all times by a member and proof of membership in good standing in the Community Club may be requested at any time.

Members and their guests utilizing common areas and facilities do so at their own risk.

Members are responsible for the behavior of their immediate family and guests and for their adherence to these rules and regulations. Members are responsible for cleaning of the area or facility after use. Failure to comply may result in withdrawal of access privileges for a period of time by the Community Club Board of Trustees.

Should a member desire to sponsor the use of any facility or area by any group exceeding 15 persons in number, that member must submit a written request to the Community Club Office on forms provided by that office. The Community Club Board of Trustees may approve or, for good and sufficient reason, deny the request and may, at its discretion, require a deposit and/or usage fee. When time does not permit the normal processing of a request, written approval may be granted by one of the following Board Officers: President, Vice-President, or Secretary/Treasurer.

Camping in any common area or facility is not permitted. Fires are not permitted except to heat food.

Security in LakeLand village is managed by three patrol personnel. We have an organized neighborhood watch, which simply means that we all look out for each other by being concerned neighbors, noticing anything out of the ordinary in yards, around homes and on the street. The patrol's responsibilities include talking to strangers, advising children, and informing parents and all members of concerns. When an act of vandalism, break-in, theft, or life endangerment is observed or feared, 911 should be notified and then our security patrol on duty. We all want a safe place to live and play, and it takes all of us to have this.

Vehicles of any type, including bicycles, are restricted to roads and parking areas. Vehicles must have a LakeLand Village decal displayed in the rear window. Decals are available in the Community Club office or can be obtained from the security patrol.

A speed limit of 25 miles per hour, unless otherwise posted, is in effect in LakeLand Village. We have had a difficult time enforcing these limits. As the area grows and more children and walkers are present, it is important that all of us observe these limits and advise our guests that we are serious about not having any accidents or incidents involving speed.

Pets must be kept on a leash in common areas for the comfort and safety of other persons.

Hunting of any kind is prohibited in LakeLand Village.

Fishing is permitted in Anderson Lake by members and their guests. No license is required. Retention of more than three fish per person per day is prohibited. Members are encouraged to practice catch and release using barbless hooks. Placing, depositing, or chumming with fish eggs, roe, corn, or any other substance for the attracting, collecting, or catching of fish is prohibited. Fishing with an unattended line is prohibited. No fishing is allowed from the two swim docks at the beach; there is a fishing dock available for that purpose.

Member-owned boats are permitted on the lake. Electric motors only are approved for use. Internal combustion boat motors are not permitted on the lake except during lake treatment by authorized personnel. Moorage of a boat at a buoy or Community Club dock is prohibited. Boats may be stored at the south end of the lake at the boat ramp facility provided they are properly registered with the Community Club Office. The owner of a boat assumes full responsibility for its safety and operation. Extreme care should be exercised to prevent the introduction of water plants (such as milfoil) into the lake; make sure the exterior of the boat is clean before putting it in the water. Use of approved life preservers when occupying or operating a boat is mandatory.

Access to swimming in Anderson Lake is restricted to the Community Club beaches. Children 12 years of age and younger must be accompanied and supervised by an adult. All community club areas close at dusk.
