BUDGET AND ELECTION OF BOARD MEMBERS

COMMUNITY MEETING FEBRUARY 23, 2010

The meeting was called to order at 7:00pm by Diane Wilcox, Board Vice President in Jan Wright's absence. Jan did arrive at 7:10pm and took charge of the meeting from that point on.

Diane introduced the Board members: Alex Watt, Secretary-Treasurer, Doug Chandler, Security & Nominating, Bruce Jackson, Architectural Control, and Dick Caron, Public Affairs, Kittie Peterson, Maintenance, Barbara Bertsch, Asst Recreation. Martha Ray was absent.

Alex described the proposed budget (see attached). Dues will remain at $151.

He stated that the budget that is being proposed is the same as last year and that will draw the cash down by $10,000 year end to year end. The audience was informed that the board, which met prior to this meeting, has approved the repair and repaving of the beach parking lot. This project should take place in late March 2010 at a cost of approximately $8300.

There was a plaque presented to Jim Burton at the earlier board meeting as a tribute to Jim and his exemplary efforts in maintaining the community properties in a pristine manner. The plaque was shown to the audience and will be placed at the gazebo in Jim's honor.

Jan introduced Dick Caron who is running for the board as an incumbent. Craig Patti was unable to attend the meeting and Jan also re-introduced herself as an incumbent. There were no nominations from the floor.

Doug Chandler informed the residents that a bigger, better new radar sign has been ordered and should arrive soon. The previous two units failed and the company from which they were ordered went out of business. This new unit will also record time and speeds of vehicles which can aid in getting more sheriff patrols at designated places and times.

Jan asked if there were any comments from the floor. Wes Peters asked about tree removal and what the rules are. Bruce Jackson explained that the covenants have not changed from the past and that permission is still required to remove a tree, or any number of trees. He continued by saying that it is important to be prudent with tree requests and to recognize that denial of a tree removal request must be handled very delicately to avoid any future issues. He said that the committee uses Resolution 17 which requires tree replant where trees are being removed that leave a property without many trees. The trees in the community are old and have grown tall thus causing many residents to be fearful for their safety. Dick Caron pointed out that he accompanies Bruce on these house visits and stated that where there is a question in their mind as to the viability of a tree, they request that the homeowner seek out an Arborist to determine the health of the trees in question before granting permission to remove a large number of trees.

It was also mentioned that some residents have too many vehicles parked in front of their homes and do not use their garages. Due to the rate of foreclosure

In the community, there are many properties that are not kept up. The residents were asked to keep the office informed of derelict properties.

Joanne announced that the Yard Debris Project will be on Saturday and Sunday, March 20, 21. She asked for volunteers to collect the funds and anyone who volunteers can dump without a fee. She also informed everyone that annual dues invoices will be mailed March 1 with a due date of April 1 and the dues remain the same as last year at $151.00.

Jan then asked the audience to complete their ballots and they were picked up and counted.

All three nominees were elected, the budget was ratified and the 2009 audit was waived.

It was moved, seconded and unanimously approved to destroy the ballots.

The meeting was concluded at 7:40pm.
